RESEARCH ON FACTORS AFFECTING LAND RECOVERY COMPENSATION FOR PROJECTS IN THE SOUTHERN AREA OF THAI NGUYEN PROVINCE (FORMER PHO YEN CITY) IN THE PERIOD 2020 - 2024

Abstract

The study aims to find out the factors affecting land recovery compensation of projects in the southern area of ​​Thai Nguyen province. The study used the survey method of 200 households whose land was recovered in the period 2020 - 2024. The survey data after being compiled was statistically analyzed on SPSS software. The research results show that: Compensation and land recovery in the southern area of ​​Thai Nguyen province is affected by three different groups of factors: Characteristics of land and assets recovered, Legal regulations on compensation, Value of recovered land and value of resettlement land. These factors do not exist independently but have a mutual relationship, directly affecting the progress, cost and effectiveness of implementing site clearance projects. Land prices that are not close to the market, limited communication and community consultation, and differences in people's needs and expectations are the main causes of difficulties in site clearance. Perfecting the land pricing mechanism in a flexible and objective manner; enhancing information exchange between the government, investors and people; and improving the implementation capacity of the staff are important solutions to improve the effectiveness of land compensation and recovery. At the same time, it is necessary to build a transparent monitoring and feedback system to minimize disputes, build trust and promote social consensus.
